We the residents of Woodland Crossing HOA phases 1 and 2, ask that the proposal for the Gary Lewis Multi Family Complex known as Starwood Knoll, consisting of 152 units, with main entry being placed inside our subdivision on Bonnie Blue Rd Denham Springs la 70726 be denied.
As a subdivision of approximately 650 private homes that all pay dues this development is a large concern to each and every home own.


Our main reasons against this development is as follows.


1. Roads: There are four main access road in our subdivision which are not in good standings. The amount of already existing traffic that travels these roads have caused major disrepair. Our Board is contacted almost daily by residents informing  that another pot hole has caused damage to vehicles and the parish has been called. Bonnie blue, willowwood, and Glenbrook are the worst and our main streets. Even through all the calls, complaints, and repetitive temporary fixes by the parish, only one road (Willowwood) has been approved to be repaved and we still have no estimated start date for that road.
2. Traffic congestion: Being that this complex is set to be built right off our Main Street inside our HOA subdivision, an additional 300 plus cars coming in and out at our main exit to S. Walker will create sever delays and back ups into our other streets. With the already three buses that have to navigate our subdivision adding a fourth or fifth bus into all this traffic congestion seems unsafe.
3. Sewer Backups: our subdivision currently has several work orders and cases open against Modad. We have verified several pumping stations not working, partially working, and in major disrepair. We deal with horrible sewage smells in our neighborhood as well as sewage backing up into residents homes (4 in last three months alone). We’ve had repeated times where sewage has overflowed into our freshwater drains. Adding more homes to an already outdated and poor sewer system will only cause more grief and unsanitary issues to current home owners and our subdivision.
4. Poor Gas lines: our subdivision was badly planned when laying the gas lines for each home. This is our only means of heat and the gas company can’t keep up with our needs. We are constantly having gas shortages through out the neighborhood randomly, to the point that the gas company has stated our lines are not big enough and would all need to be redone. That task hasn’t gone any further than the explanation from the city of Walker. Last winter they did haul in and park large gas trucks to aid in heating at two spots in the subdivision. Nothing this winter or throughout the year so we have concluded this was solely for the extreme cold we had last winter. Just a band-aid on an already major existing problem that should have been resolved years ago.
5. Drainage: for years we had several streets hold water for days with the slightest rains. After constant calling several departments and getting sent here or there the parish sent out Gravity drainage to resolve this long time issue. While it has been resolved we were told that this will also be a constant reoccurring issue that will need to be continuously reported in order to keep up with any drainage issues that are bound to happen.
6. Resident concerns: our residents are also concerned on other things, effect on school zoning, crime increase, and property values. While to of these concerns can only be proved by statistics that's enough for most residents to voice there major concerns and ultimately disapproval of this complex being proposed inside our community as well as planing to sell their home and relocating elsewhere if a reasonable resolution is not reached. 

So in conclusion our subdivision suffers with major unresolved planning issues just with amount homes we have. Adding to this will be detrimental to our subdivisions health, safety, and accessibility. We ask that because of all the reasons listed in this petition that the Livingston Parish Planning Commission deny the proposal set forth by Garry Lewis Property LLC for this multi family complex "Starwood Knoll" being built inside of Woodland Crossing HOA Subdivision.
