Lehi City is in the process of revising the city's land use general plan.  As part of this proposed revision, an area of land on both sides of 1100 West at approximately 100 South is to be zoned as high density residential. Please help us fight this change by adding your name to this petition (donations are not needed).  The city council/planning commission discussion will be held on Tuesday, 10/6, so we don't have a lot of time to gather signatures.  Below are the details of the proposal and some of its impacts.

This change could allow development of 60 units on just a five acre plot of land (more than that on the entire area proposed.)  The following are just a few of the issues that changing this area to high density residential would cause:

-Impact on infrastructure.  The neighborhoods south of Main street near 1100 West currently struggle with water pressure issues, both culinary and irrigation.  The city planning staff has stated that they don't know if the current water or sewer system could support a large development. 

-Transition of zoning.  Lehi's zoning requirements recommend a gradual transition of zone changes.  Placing a high density bubble of land in the middle of low density does not meet that requirement.  It does not provide for a smooth transition.  

-Impact on traffic.  Anyone who has tried to get onto Main Street from 1100 West knows that it is a nightmare.  There is no traffic light planned for this intersection, and the city has stated that there are no funds available to purchase land to widen the intersection for one.  Adding 120+ cars in the neighborhood will only worsen an already congested area and increase risk of accidents.  Because there are no public transit options close by, vehicles would be the only option for people living in such a development.

-Impact on street parking.  1100 West is a relatively narrow road without a consistent sidewalk.  Parking for a high density development would spill out onto that road as well as surrounding neighborhood streets.  None of these roads can support this kind of additional parking.  

Given the current issues with traffic, infrastructure, access to public transit, etc. in this area, we believe that changing the zoning to high density does not make sense here.  While there is a need to provide more housing in Lehi, it needs to be done in a way that makes sense and doesn't have a negative impact on existing homes and residents.  The city council and planning commission will be meeting on Tuesday 10/6 in a work session to discuss the proposed land use map. We would like to present this petition of residents' signatures against changing this area to high density to let our voices be heard in this planning process. Please join us.
