Experience has shown me that landlords have minimal control over their rental property. People can move in and then the Residential Tenancies Authority declares them tenants. They have paid no rent or bond and signed no lease. Even though squatters in my property have committed trespass, break and enter, wilful damage and fraud and verbal and attempted physical assault police have no choice but to deem this a civil matter.To remove these people from your property legal action is required. Even then, because of R.T.A. ruling, this will take at least 6 weeks and you will receive no rent during this process. Landlords get no government assistance, maybe they assume us to be affluent. Not so in my case. I receive a pension.
