The PCI Group is requesting to rezone their facility at 11632 Harrisburg Rd, Indian Land, SC 29707 as Light Industrial. If we request that the Lancaster County Council approve this rezoning, then they can compel the PCI Group to build a sufficient privacy barrier between the facility and the Almond Glen community as per Lancaster County Zoning Requirements.
The PCI Group owns the industrial facility at 11632 Harrisburg Rd, Indian Land, SC 29707. This facility is directly adjacent to the Almond Glen community. Residents at the end of the community complain that the facility's operations are very intrusive because of an insufficient privacy barrier. This is causing a nuisance and could potentially reduce property values in the area.
The PCI Group facility is currently zoned as Industrial Mixed-Use. They are attempting to expand their operations and hire more employees. Therefore, being designated as Light Industrial would be a positive decision for the local economy and the PCI Group. According to the Lancaster County General Development Standards, Section 7.1 Landscaping and Screening, a Light Industrial property adjacent to a residential property must create a “very dense all-season sight barrier” that is “completely opaque” and “reduces intrusive lighting and noise”. If the Lancaster County Council denies the PCI Group’s request to rezone as Light Industrial (which they were zoned as before this community was built), then we are eliminating our chances of getting a proper barrier between their facility and our community. With this petition, we propose that the Lancaster County Council approve the PCI Group’s request to rezone as Light Industrial and compel them to build an appropriate barrier between their plant and our community.
How to get involved
The Lancaster County Council will be meeting on this issue at some points in the future. We will be present at that meeting to bring this petition up to the council and urge them to vote in our favor. The public portion of the meeting begins at 6:00 PM.
