Lake Dow North Corporation, operates the Lake Dow Clubhouse building under a 198-year ground lease from LDE POA. The property is partially leased to Pilgreen's Steakhouse and to Lake Dow Club which operates the community’s swim/tennis/fitness facility.

Since it was constructed in the late 1990’s, the building has also had a small amount of office and conference room space. Thanks to the rise of remote working during the pandemic, the demand for small office spaces exploded and we were fortunate to attract several small business owners who wanted to operate their professional service businesses out of the building.

To accommodate this perceived need in the community, Lake Dow Club provided membership options which included private spaces from which to work

Despite repeated attempts to work with county officials on an alternative (special use permits or conditional variance) to allow for these small business uses that would be allowed at any house in the neighborhood, we were advised that the ONLY solution to allow these office businesses to operate from the clubhouse would be to rezone the property from RA (Residential Agricultura) to C-1 (Neighborhood Commercial).

Therefore, Lake Dow North Corp has decided to embark on this time consuming and expensive process in an effort to comply with the county’s zoning codes and accommodate an acute need for small business rental spaces in the community.

Attached hereto are an overview of the existing and proposed zoning along with uses that are allowed in C-1 (Neighborhood Commercial) zoning.
