An application has been submitted to revise the zoning of 1260 Kane Road to permit 4 two story detached homes on a private condominium road and has requested approval to subdivide the single property into 4 residential lots.
This property backs directly onto properties on Vermillion Court in Watercolours. We are opposed to this application for a number of reasons.
1. The developer/owner has already drastically altered the grading of this property by dumping the fill from another large project onto the property. This has the potential to put the bordering properties at risk due to drainage issues. Building on top of this elevated grade may exacerbate potential drainage issues.
2. This property contains many large mature trees (some of which are on shared property lines). Several trees have already been cut down and damaged. In addition, the dumping of the fill onto the property made it impossible for water to get to root systems. We fear the overdevelopment of this property will put more trees at risk.
3. Lorne Park is characterized by it's natural beauty and the serenity of it's residential streets. Allowing the subdivision of a single home lot to 4 homes and re-zoning it as a "condominium development" on a street of single residence lots, is not only excessive, it will set a precedent for future development in our area. It will contribute to further damage and loss of mature trees and increased noise and traffic.
We do not feel that a development of this nature is a good fit for our neighbourhood or Lorne Park in general.
