The EWS1 was devised back in December 2019 as a means of trying to provide  mortgage lenders in particular with the comfort necessary to lend knowing that the external wall system has been deemed by a competent professional not to present a fire risk. Without an EWS1 assessment and certificate, lenders are outright refusing new mortgages to buyers and existing owners.

To simplify, this means:

- Properties on the Belvedere Park development cannot be bought or sold due to lenders refusing mortgages.

- Owners facing expensive mortgage rates as they will be unable to switch to lower rates from new lenders.

As of September 2020, The Belvedere Park development still have not yet acquired the EWS1 certificate and owners are starting to struggle with remortgaging their properties as more and more lenders are requiring the EWS1 certificate. 

According to RICS (The Royal Institure of Chartered Surveyors), it is the building owners duty and legal responsibility to commission and provide the landlords with the EWS1 (https://www.rics.org/uk/news-insight/latest-news/fire-safety/cladding-qa/ 

We are asking for JPW Real Estates to request and commission for the EWS1 assessment on all blocks at Belvedere Park (Shetland/Exmoor House, Moyle House, Saxon House, Hackney House, and Jutland House) with the utmost priority.
