We the undersigned residents of Los Feliz, directly impacted by the proposed development at the South/East corner of Western and Franklin Avenues, are opposed to granting any of the proposed variances, which we believe will negatively impact this neighborhood (CPC-2016-1954-CU-MCUP-DB-SPP-SPR, VTT-74169), and submit this public comment:
Any structure(s) built on this property should be done according to the existing codes.
A 5-story building is completely out of character and style for the neighborhood. The nearest large commercial building, the Rite Aide located on the south/east corner of Western Avenue and Franklin Avenue, is one floor tall.
None of the apartment buildings along the Franklin Corridor towards Hillhurst are above 3 stories. None of the commercial properties South of Franklin on Western are over 3 stories until you reach Hollywood Blvd. There is only one condo/apartment building halfway between Franklin Avenue and Hollywood Blvd. that approaches that height.
The intersections of Western/Franklin, Vermont/Franklin, and Hillhurst /Franklin are the gateways to Los Feliz. The traffic at this intersection is already over saturated, with a long history of traffic accidents. Adding 96 units (a density increase of 75%, in lieu of 55 maximum current code) and commercial space with 123 parking spaces is going to choke this already heavily impacted intersection. This location cannot support the increased density that this development proposes.
The developers are requesting an astounding number of variances and waivers. Instead, the developers should adhere to the current zoning requirements and not be granted any of these waivers or variances.
