Deny request for rezoning from C1 and SF-40 to PD at 4509 Cheisa Rd. for apartments

Please sign this petition if you are opposed to the rezoning of property located at 4509 Cheisa Rd. from C1 and SF-40 to Planned Development(PD) zoning. Amtex LC has proposed building an income based apartment complex, 4 buildings, 3 stories high at the location of 4509 Cheisa Rd. Current data shows that 9,804 cars drive between Miller and Lakeview Pkwy, on Cheisa, during a 24 hour period. (Source: http://gisweb.rowletttx.org/GMaps/TrafficCounts/TrafficCountsMap.html  Select Woodside and Cheisa from map) This location gets the overflow traffic from Highway 30, and we have yet to realize the impact that Bayside will have once completed. Miller and Cheisa will soon have single family homes built there on the North/East corner that will add more cars to the road.

The proposed development plans to have 10 units that are 1 bedroom, 66 units will be 2 bedroom, and 33 will be 3 bedroom. With the current density, it takes about 30 minutes to get from Cheisa and Woodside down to Pierson, and back onto Cheisa due to the excessive traffic that this 2 lane asphalt street currently has. Adding more cars, and more children will make it impossible to get children to school on time and will also make it harder for everyone to get to work on time.

We have reason to believe, due to the creek that runs very close to Cheisa and Schrade, that often floods, as well as the drainage ditches on both sides of Cheisa, that the expectation of building a 4-lane road is very low due to extremely high costs. Widening Cheisa will also pose an extreme hazard risk, as we have homes facing Cheisa that would put this road nearly up to these homeowners porches, reducing the amount of space they have to safely back out onto an already congested street. We can't add any multifamily/high density development to this location, due to the public safety risks. This area has matured, very high density of single family homes, that require residents to use Cheisa as the only means to get out of our neighborhoods. Due to the poor construction of Cheisa Road, and the low probability of relief, we would like to request that no Multi-family/high density development be put in place.
