We want to REDUCE the proposed “OVER-Development” in the southeast corner of Huntsville, at the end of Mackenzie Drive and at the end of Yonge Street. 

Currently there are just 13 lots on Mackenzie Drive and the town is considering AMENDING zoning bylaw 2008-66P to allow for the development of up to 173 (yes that’s accurate - a WHOPPING 173 ADDITIONAL units) to be added at the end of Mackenzie Dr and Yonge Street.

This OVER-development will involve the REMOVAL of hundreds, possibly thousands of trees, walking trails and wetlands, all to make room for all of these new units. There currently is NO TREE CUTTING bylaw in the town of Huntsville to prevent the clear cutting of these trees for the purpose of this or any development.

In order to accommodate anywhere near the 173 units into this area, the lot sizes would have to be a small fraction of the size of the current lots that are on Mackenzie Drive and at the top of Yonge Street. Currently the average size of curbside frontage on these Mackenzie lots is 73 feet.  In order to accommodate these new units, curbside frontage will be reduced to less than half, at just 27 feet!!!

The developer, “Equity Builders Ltd” is an INVESTMENT FIRM from the GTA (Mississauga) who’s sole purpose is to buy and develop property and real estate for the financial gain of their investors (see their website at  http://www.equitybuilders.ca/)

They have no intention of long term ownership, nor do they have any vested interest in the town of Huntsville or Muskoka WHATSOEVER. They have 1 agenda, and 1 agenda only and that’s to make money in our backyard - without ever becoming residents.

This development of 173 units will very likely lead to investors (again likely from the GTA, given that the developer is in the GTA themselves and therefore so will many of their investors) buying up these units and converting them into year round AirBNB units, which will negatively effect the neighborhood and town in numerous ways.

This will also result in a DRAMATIC increase in vehicle traffic, and tourist traffic through the entire neighborhood and will drastically change the current demographic of the current neighborhood, likely turning this new area into a short term rental market for other city investors.

So we are asking Town Council to ENSURE that this development is LIMITED to similar lot sizes that are currently seen on Mackenzie, and to ensure that any development is in keeping with the current character of Huntsville and Muskoka.  We DO NOT want a “city-like”, high-dense development being added to our beautiful town strictly for the profits of outside investors.

We understand development is inevitable, and we understand the need for affordable housing in Huntsville, but we want to ensure that this development is not simply plopped down into current vacant land, that doesn't fit with the initial development in these areas.  This development needs to be done PROPERLY to MAINTAIN the beautiful character of our town and Muskoka as a whole.
