Doesn’t have to be a big deposit - enough to cover legal and marketing costs would be a good start... not too much that it breaks a buyers they have to withdraw, but enough that a seller and their advisors are fairly compensated and enough that there buyer think twice before committing

It makes sense to have a deposit in place and if any party pulls out then they lose the amount. There should be a legally binding agreement so it is fair.

I have had sellers pull out at last minute. It happened three times when I was moving to a bigger house while pregnant. So stressful!

this would be a marked improvement in the process. Taking out unnecessary wasted time and money. The current system leads to anxiety and also offers opportunity for gazumping and guzundering - the late reduction in price, which the proposal would also stamp out.
