We request a public hearing to allow community input into the development plans for the Fifth Third Bank property and parking lot on the northwest corner of Western Avenue and Lawrence Avenue in Chicago.

The current plans show a two-story, 87,000 square foot commercial development including 45,000 square feet of space for a national grocery retailer. The developer, Hubbard Street Group, has not disclosed the retailer’s name and has not sought community input on a project that will significantly impact the character of the neighborhood, including increased traffic and harm to longstanding local businesses.

Under Chicago’s zoning code, a project of this size and impact would normally require public hearings. However, by developing the property in two separate phases, the developer has leveraged a loophole in the zoning code. Without community opposition, the development will go forward with no oversight or input from local resident and business owners.

A project of this scale and potential impact must include community voices. We ask Alderman Andre Vasquez and the Chicago Department of Planning and Development to hold a public hearing and require Hubbard Street Group to respond to community input.
