HELP The Members Obtain Their Legitimate Rights in Redevelopment of Housing Society in Ghatkopar, Mumbai by Godrej

Justice needed urgently for many Senior Citizens, Widows, Terminally ill, handicapped persons and the next generation, who are the owners occupying prime land and location since last 40 years in Mumbai.

All this started due to misrepresentation, non-transparent acts and non-disclosure of legitimate rights / benefits of the members in redevelopment, as per co-operative laws. Discrepancy in existing carpet areas,  unfair layout / designs / allocation of new flats in the Redevelopment Project by Godrej at Mukand Staff CHS Ltd, Ghatkopar,Mumbai-86. These members are facing losses in additional area, corpus fund, rent etc. due to negligent approach of the MC in connivance with the PMC who were responsible to guide us. All this amounts to degradation of the existing amenities / location / room sizes currently enjoyed by the members.

The irony is that : This important issue of future homes is being neglected by the Managing Committee of the Society, who should really help / support / stand for the oppressed residents. All the residents want the redevelopment and the upgradation of their new homes done in a fair manner, favouring the existing residents and their legitimate rights. There should be no compromise made with the existing residents’ legitimate rights, preferred location of redeveloped homes, due carpet areas, corpus funds, rents etc. in order to maximize the profitability of the developer.

Members were compelled to obtain their own records / papers under the RTI act from various authorities. The innumerable written requests by various alert society members, to the Managing Committee, always fell on deaf ears, and was never replied.

Justice delayed is justice denied.

What we need :

Compliance of GR (3-1-2009) for redevelopment under the co-operative laws.

Fair carpet area measurement of existing flats – latest survey - certified by architect as per registered development agreement clause 6.1.

No compromise in existing prime location for the new homes.

Equal partners (society members and builders) should share the benefits equally.

Upgradation is desired–Not degradation of the new homes compared to existing homes/designs.

Pro-active participation of responsible parties – MC / PMC / Developer with the members.

No discrimination amongst own society members.

There is a small chance that we have been heard. A couple of Godrej representatives have arranged a meeting with 4 members at 5:30PM on 28th September at Godrej Coliseum. 

 

They have asked to meet 4 members amongst those who have signed the representation letter hand delivered on 21st September at the meeting held at SNDT. But whether a positive decision will be taken in our favour is yet to be seen.

 

 

It all depends if there is a decision maker in todays meeting, or if it is yet another meeting with low-level managers incapable of taking a decision, and will have to get back to us later.
