CONCERNED RESIDENTS TO PROTECT HOME VALUES
Councilman Koretz has introduced restrictive legislation that would reduce the allowable size of some of our homes by as much as 20% compared to our neighbors in Cheviot Hills and Beverlywood. This new down-zoning will apply to both new houses as well as to any additions you may want to make to your existing house.
Our neighbors in Cheviot Hills and Beverlywood have successfully petitioned for a compromise that would permit greater allowable square footage for their homes while at the same time protecting their neighborhoods from “mansionization” through the use of greater side setbacks and height limitations. This will greatly reduce the appearance of bulky-looking houses. This new zoning is called R1V2, and we are requesting your support for this compromise.
HELP US RESTORE RESPONSIBLE BUILDING STANDARDS FOR OUR HOMES
Under the Koretz proposal, our homes would be downzoned to a maximum of .45% of your lot’s square footage. However, under the R1V2 zoning proposal, as a compromise supported during the summer by many homeowners, there would be a sliding scale of development that ranges from .45% to .55% based on the size of your lot. Lots of 6000 sq. ft. and under would be allowed .55%; lots 6001 to 7000 sq. ft. would be allowed .53%; and lots 7,001 to 8,000 sq. ft. would be allowed .51%.
For example, a lot 6,200 square foot lot is given a .53% factor to build 3,286 sq. ft. under the R1V2 proposal versus a 2,790 sq. ft. house under the proposed .45% formula. This area will be further reduced by a portion of the space used for your garage.
HELP US SAVE OUR PROPERTY RIGHTS AND NEIGHBORHOODS
The R1V2 zoning we believe successfully balances the need for families to enjoy a prudent increase in house square footage with the adoption of increased setbacks and height limits to address concerns of overbuilding. Permitting our area to be included in the R1V2 zoning will place us as homeowners on zoning and economic parity with our neighbors in Cheviot Hills and Beverlywood. The Century Glen HOA has gone on record as supporting this compromise R1V2 zoning.
