Letter Dated March 1, 2021 to Grey Star Management Regarding

4550 Floods and Subsequent Issues February 2021

We, the undersigned residents of 4550 Cherry Creek South Drive,  Glendale, Colorado, 80246, are hereby voicing serious concerns regarding the ongoing and most notably current conditions in the building.

The lack of communication from management regarding the current situation, as well as plans going forward are distressing and unwarranted.

The floods that occurred on multiple floors during the week of February 15, 2021.  Has obviously had a significant material and adverse impact on the so called “luxury“ apartment homes we are renting.  As has been noted by the residents, this is only a string of MANY such floods and not a one time occurrence which is more than distressing to those of us living under such conditions. Many units are uninhabitable, many floors are ripped apart with no baseboards and dangerous nails and metal sticking out of the walls, holes are punched through the walls and ceilings. Elevators have not been working, amenities are not available.

In addition, the significant health risks alarm us as there is greater than normal risk of mold developing within the walls between floors. These risks are becoming more prominent and problematic as the situation repeats itself in this building every year.

From our perspective, many of the problems have arisen from the management’s lack of routine maintenance, upkeep, and attention to key systems within the building. Prior to the recent pipes freezing during colder than normal outdoor temperatures, cold air was blowing in hallways rather than running heat. We believe that Greystar made a conscious decision to reduce their heating costs at the tenant’s expense. We do not believe that this recent event was a freak accident, but was rather the result of managements decisions that is a breach of implied warranty of fitness. Greystar's decisions have adversely impacted the entire 4550 community and its residents and quite frankly we are not willing to be treated this way any longer.

Accordingly, we the 4550 Residents request an immediate and urgent meeting with Greystar management that includes executives who make decisions that dictate policies in this building. We would like to be informed as to what Greystar intends with regard to the critical health and safety issues, along with financial compensation, in a quick, fair, and reasonable manner.

Should we not receive the requested meeting with Greystar via zoom or in the lobby, we will take further action to ensure our safety and wellbeing.

Regards,

The Residents of 4550 E. Cherry Creek South Drive, Glendale, CO 80246
