I am a resident of Prestige Shantiniketen Apartments which is a cluster of 3000 apartments spread across 23 towers in Whitefield, Bangalore. Across these 23 towers and common clubhouse facility we have 76 lifts at our welfare association. The elevators provided service our apartment blocks which vary from 12 to 18 floors each. The OEM for the lifts since construction of the apartment complex is Kinetic Hyundai and the same agency was till Oct 31st 2018 also the agency that provided annual maintenance contract.

Sir as you must be aware we have had some challenges on the maintenance front which are documented in your annual audit reports sent to our association office as well as via some notices with regards to 2-3 specific lift situations. As of Nov 1st 2018 a different AMC vendor “BG Elevators” has been brought in to service our lifts.

Sir given the reality of regulations of the lifts market in India especially with respect to parts procurement the OEM is best suited to maintain the lifts is a known fact. Yes there have been challenges on the maintenance front which have been highlighted to your office but we do believe that an OEM is better equipped to service our lifts give access to parts and familiarity with our lifts for 8-9 years. The same has also been communicated to us by other large OEM players whom we have had discussions with to explore alternative AMC vendors.

However we are aware that their license to operate in Karnataka is under renewal at your esteemed office. We would request that given lifts are our lifeline and their safe operations is of prime importance that your esteemed office please expedite the renewal of their license so that we can re-consider them for AMC under your guidance and support.

I believe that our management office and a newly created lifts subcommittee is also working to ensure that all open items with respect to our lifts are closed and the compliance reports with respect to the same are duly submitted at your offices in time bound manner.
