Protect Olson Wetland and our Gladstone neighborhood from a 48 unit Apartment Complex

Our Gladstone Community group known as "Abernethy Apartment Concerns” (AACC) is opposing a proposed 48- unit apartment development off of Abernethy Court in Gladstone, OR.

We understand development is necessary for an ever-growing metro area and city, but it needs to happen in a careful, well-thought out manner. Our primary concerns are associated with the nearby wetlands (listed as "Olson Property" on the map), as well as classified habitat we believe, according to GIS maps to be on the property itself.

Furthermore, the developer is attempting to shoehorn this development into a area of well established, single-family homes. We believe our city's planning commission was rushed into a decision, without being able to fully consider other factors we felt should have impact on their decision such as:

1. Wetland delineation and Title 3

2. Riparian/Upland Habitat and Title 13

3. Traffic impact study

4. Safety issues accessing Abernethy Lane and crossing the Trolley Trail

5. Outdated Infrastructure (Sewer System)

6. Parking

7. Diminished property values

8.  A 42% rental rate in our community and the number will increase with the revitalization plan for main street. The plans entail options for condos or low rise apartments with storefronts below. Why disturb Olson wetland?

If our appeals fail and this application is approve, it could set precedence for how Gladstone handles development in the future near natural resources.

We do not oppose development outright, but we have a desire to ensure the developer and local municipalities practice responsible construction, and based upon our research we believe there are other viable, less impactful alternatives for the developer to consider.

Please help up as we seek to stop this kind of development in the City of Gladstone.

Community involvement is key to making this effort successful. The appeal is being filed and we are preparing for the City Council meeting. Your attendance at the City Council meeting August 2nd at 6:30 pm will send a strong message to the decision makers about the significance of the issue.

1. The cost of appealing our planning commission's decision to the City of Gladstone.

2. Hiring an attorney to aid in our efforts

3. Grassroots campaigning (flyers, community packets, etc.)
