RAS Development have applied to rezone 40 Buffalo Road to allow for the construction of five condominiums; three of which are to be situated in close proximity to the existing building at 40 Buffalo Road and neighbors contiguous to that property. 

Our neighborhoods should be protected from over development; therefore, we respectfully petition the Village of East Aurora to deny RAS's rezone application for the following reasons, which are all aligned with the Regional Comprehensive Plan:

1. Five units, with the already approved eight units on Hamlin, do not preserve the unique identity of the surrounding Property;

2. Five units, with the already approved eight units on Hamlin, do not preserve the historical character of the area surrounding the Property;

3. Five units, with the already approved eight units on Hamlin, will increase visual clutter in the area surrounding the Property;

4. Five units, with the already approved eight units on Hamlin, amplifies rather the effects of commercial development on the residential area surrounding the Property;

5. Five units, with the already approved eight units on Hamlin, will be detrimental to the maintenance of efficient traffic flow;

6. Five units, with the already approved eight units on Hamlin, will be detrimental to the property values in the area surrounding the Property;

7. Five units, with the already approved eight units on Hamlin, will be detrimental to the aesthetics in the area surrounding the Property;

8. Constructing new buildings in deep lots that already contain a residence sets a dangerous precedent in the Village and should be discouraged as it eliminates green space, increases the burden on the sewerage system, thereby increasing the probability of drainage issues, and it takes away from the rural/pastoral feel in which East Aurora prides itself.

Based on this, we believe the properties at 0 and 41 Hamlin Avenue and 40 Buffalo Road combined should contain no more than the existing four unit apartment building at 40 Buffalo Road, along with 10 owner-occupied condominiums, all spaced in such a way to provide adequate green space and privacy for neighbors contiguous to them.


Given this, our proposal is just THREE condos under what the developer is proposing; we believe this is a reasonable compromise.
