An application for the development plans to build 240 +/- new single-family lots on approximately 115 acres on 6321 and 5909 S Cheney-Spokane Rd between Cedar Rd and Cheney-Spokane Rd, west of the Eagle Ridge development by Newland Communities has been proposed to the city of Spokane.
The proposed community would be named Eagle Ridge West and would share the same resources as those of the Eagle Ridge community. This proposal will carry many negative effects for the neighboring residents:
- It will create added traffic on an already hazardous road, specifically at the intersection of Cedar Rd and Spokane-Cheney Rd, highway 195 and Meadowlane Rd due to the lack of visibility and merging issues.
- The environmental impacts such as deforestation and erosion of the hillside which could cause landslides. The added sound and light pollution from the new homes.
- The concurrency of public services such as schools, water, road capacity, fire response and other infrastructures, some of which are already strained.
Highway I -195 is deemed as a “high accident corridor” by WSDOT. Anyone who utilizes this highway is risking an accident and even their lives. Adding 240 households will increase the likelihood of fatalities.
Since many residents are young families with school children, there is worry of added pupils to the zoned schools, Moran Praire El. And Windsor El., that are already struggling with the influx of incoming students from the current Eagle Ridge community. In addition, the quiet zones and parks, which are paid by the HOA dues and specifically for the residents, will no longer be enjoyable with the added residents since they will be utilizing these same amenities. The community events will be difficult to enjoy with the added residents since they are already crowded with the current residents.
The residents of Eagle Ridge and nearby communities, as well as our supporters who sign this petition are not against land development but feel that the current plans and the close proximity would negatively affect the community. In order to preserve our environment, the integrity of this area, the character of our neighborhood and to protect the many citizens that will be negatively impacted by the development plans to build 240+/- homes by Newland Communities, we respectfully urge the Town of Spokane not to allow the proposed development plans.
