The vacant lot at the intersection of Briary Road and Hilldale Road in Dobbs Ferry is an extremely inappropriate piece of land on which to build a home. Under the Village code, there is not enough square footage to develop the property. Over the past 15-20 years the owner of the lot has made at least two attempts to receive a variance for zoning from the Village, and each time has been denied because of these issues with the lot’s steep slope and inadequate size. Nothing about the property has changed, and so we are asking the Village to deny the owner’s third attempt to receive a variance.

The steep section of Briary Road curving around the property is heavily trafficked with commercial and residential vehicles and is of concern to the local community. Because of the natural steep curve in the property, there are poor site lines for drivers who encounter bottlenecks at the bottom of Briary Road which is often narrowed to one lane. A house on this corner would increase the hazard for drivers and pedestrians alike, and be a detriment to the surrounding properties.

This petition will be presented to the Dobbs Ferry Zoning Board of Appeals in advance of the 12/13/17 meeting in the hopes that they will decline to grant a variance for this dangerous intersection. Please sign today and share with your neighbors. Thank you!
