St. Michael & All Angel Church on Douglas Avenue in Dallas, TX, has served as the buffer between single family homes and a dense collection of office towers in Preston Center for decades. Now the church, in search of new revenues and  underground parking, has partnered with Lincoln Property Company to build a 225,000 sf office tower and a 220,000 sf rental apartment tower on what is today a playground and a parking lot. Cars going to and from the proposed towers - faced with gridlock in all directions - will cut through the residential neighborhoods along Douglas Avenue, a two-lane residential street already overwhelmed with existing commercial traffic. The City of Dallas and its transportation partners have promised traffic improvements in this area for years that never materialized. A 2017 study, the Northwest Highway and Preston Road Area Plan (a 2-year, $350,000 endeavor spawned by angry neighborhoods tired of not being supported at City Hall), put forward pages of  specific recommendations to mitigate traffic and parking congestion - none of which are being pursued. Paper petitions in opposition to this project were signed two years ago during its infancy - 57 of 71 City of Dallas homeowners next to the church requested NO ZONING CHANGE - but Councilwoman Jennifer Gates has refused to acknowledge her constituents' overwhelming and sustained opposition. While we understand the church has the right to develop its land, the use of the property for non-mission, commercial development will have a severe impact on the neighborhood and on the church itself. (If built as proposed, the office tower will be the fourth largest in Preston Center.) Please sign the petition to encourage the Dallas City Council and Dallas Plan Commission, which is scheduled to consider the zoning change as early as December 13, 2018, to NOT approve ANY zoning change for St. Michael's until significant traffic improvements are made, as per the Area Plan, which reflects the wishes of thousands of homeowners all along the Northwest Highway corridor.
