At the Southeast corner of Western and Franklin Avenues in Los Feliz currently sits a dirty, rundown gas station. It is a constant source of traffic and has been an eyesore for decades. At times it has even attracted criminal activity. However, with your help, change is on the way.
Dynamic Development – headed by 4th generation Angelino Damon Porter – has plans to replace the gas station with an impressive mixed-use project that include 96 apartments, of which 16 will be very low income. In addition, this project – dubbed The 1860 – will include 5,600 square feet of neighborhood-serving retail/restaurant.
The 1860 incorporates thoughtful architecture that pays homage to Los Feliz’ eclectic history. It is built around programming that encourages using alternative modes of transportation, including a fleet of hybrid-electric bikes provided at no-charge to tenants. Its ground-floor, neighborhood-oriented retail will enliven the street and provide a place for Los Feliz’ current residents to enjoy.
Dynamic has been working closely with many community groups and neighbors. The 1860 has the support of hundreds of its neighbors in Los Feliz along with prominent stakeholder groups. The 1860 is establishing partnerships with local schools like AFI to create a neighborhood-oriented project that will help alleviate existing problems with cut-through traffic while providing desperately needed housing, including a significant amount of very-low income housing.
Los Feliz needs your voice to join the hundreds of others calling for more housing, especially affordable housing, in our community. Our neighborhood is plagued with an affordability crisis and the City is battling a housing emergency that has pushed many hard-working people onto the streets. We cannot let that continue.

This is a moral crisis we are all obligated to respond to. Without more affordable housing, the most vulnerable people in our community will continue to be pushed to the brink, and some will be forced onto the streets because they cannot find or afford housing. It is already happening, but we cannot allow it to continue.
Please consider joining your fellow-supporters at the L.A. City Planning Commission this on April 27th at 8:30AM. The hearing will be at Van Nuys City Hall, 2nd Floor (14410 Sylvan Street, Van Nuys, CA 91401). Please come and tell the City that we need more affordable housing!
