Northlake - Oppose Future Development at Northfield and Highpoint (All Saints Church Site)

As a resident in the Northlake area you may have received a notice from the City of Waterloo regarding the application to sever the Church property at 400 Northfield Drive W, Waterloo.   

The proposal is to reconstruct and relocate the existing Church to the southeast corner of the lot and sever the western portion for future development.

This application includes a request from by-law provisions that require

a) all parking be on the same lot as the related use (applicant proposes parking be located on the severed lot)

b) a minimum of 88 parking spaces for a church of 1095.94 sq.m (proposal is for 74 spaces).

A previous submission was made for the same severance and was deferred at the Committee of Adjustment Hearing at City Hall on October 17th, 2017. 

At the October hearing the applicants provided drawings depicting the proposed new location of the Church, and of the 81 units of stacked townhomes potentially planned for the severed lot.  Note that the drawing depicted here was from the original submission and is not part of the current application.  We have every reason to believe however that the severed parcel is still intended for multi-unit residential buildings.

Many of us in the neighbourhood attended the October meeting and had canvassed the immediate area for petitions opposing this application.  We continue to oppose the submission for severance citing our original concerns:

-increased traffic at a busy school crossing (the only access to both lots will be one entrance/exit onto Highpoint)

-parking issues on surrounding streets

-lack of greenspace at the Church and potential loss of existing trees

-drainage issues

-increased noise and light pollution

-loss of privacy for residents backing onto the lot
