Does anyone else remember a time when open space wasn't a bad thing? Maybe it's even why many of us continued to live in Surprise for generations or why many more have decided to settle here and call it home over the years. 

We believe in smart, responsible growth but are opposed to what has increasingly become a policy of unchecked sprawl by our City Council.

That is why we have concerns about the size, scale and scope of the proposed Fry’s Shopping Center and Gas Station at the corner of N. Pat Tillman Blvd. & N. 163rd Ave. We know that the Asante neighborhood could use a grocery store but that doesn’t mean one should be approved by the City with no accountability or common-sense planning.   

  • The proposed shopping center is expected to add hundreds of new daily car trips and several big delivery trucks each day along Pat Tillman Blvd. and 163rd Ave., which will impact traffic, commutes, public safety, and emergency response times.
  • This intersection and the surrounding roads are already burdened with traffic and too many accidents, and yet there are no plans by the developer to meaningfully offset this increased traffic with improvements.
  • There are more questions than answers like how will this impact traffic and commute times during and after construction? Air quality? Noise? Bright lights? The developer and City need to fully address these concerns BEFORE the project is approved.
  • And what about impacts to public safety? Underground gas tanks and alcohol sales across from hundreds of children at the Preparatory Academy? No mitigation measures to prevent more car accidents and protect pedestrians and bicyclists?

Our City Council also needs to take a moment and realize that we don't need to be another strip mall version of Phoenix. Smart and responsible growth is achievable and our city leaders should always strive for that. This sprawling project, as proposed, does not meet that threshold.

And join us on May 20th in letting the Planning Commission know, at the only public hearing for this project, that the City needs to require comprehensive traffic and impact studies and make sure that mitigation measures and infrastructure improvements are in place BEFORE the proposed shopping center and gas station are approved.
