The City of Subiaco is considering an application for significant structural changes to the Southern End of Rokeby Rd, specifically on the western side between Hamersley Rd and Nicholson Rd.
Called Scheme Amendment No.35 (to the Town Planning Scheme No.4) it seeks to:
- Increase overall building height from 12m (with 9m wall height as is currently allowed in the Scheme) to 18.5m with a 17m wall height.
- This represents a more than 50% increase in building height.
- Double the plot ratio to 3:1 (commercial 2:1 residential 1:1). Note: ‘plot ratio’ refers to the density of habitable floor space to the plot size.
Our stand is not against development, we’re simply asking for it to be of a size and scale that isn’t detrimental to the area and residents’ lives! The things that are unique about Subiaco South; the character, soul and vibrancy of its cafes, bars, shops and services, is far more compatible with the Planning Scheme that already exists.
The proposed Scheme Amendment brings issues of overshadowing, overlooking, overdevelopment, inadequate setbacks, traffic congestion, noise, loss of character and loss of neighbouring property value, amongst other issues - we need fair and sensible development that works for the good of ALL.
We all care about the future of Subiaco and want to see it succeed and thrive through the challenging phase that it is in. Protecting the charm and appealing lifestyle and offerings of Rokeby South that make it so popular, in balance with reasonable and sensitive future development we believe is essential to that success.
We respectfully ask the City of Subiaco and its Councillors to vote against the adoption of Scheme Amendment No 35.
