Save our Property Values - Stop the Trucks

NEW COMMUNITY SCHEDULED TO BE BUILT ADJACENT TO THE FALLS AT CASCADE
Neighbors, recently we learned that DR Horton, through its subsidiary Forestar Development, commenced the construction of a new community off of Talkeetna at the end of Chilkat. They did not notify our community before work started. The unfortunate challenge is, they are using our community as a thruway to get to this site using heavy duty vehicles hauling construction materials. The community is taking actions to STOP the use of our street to get to the construction.
We encourage the FACP community at large to review the challenges and demands listed below:
- The developer is building fewer quality homes that will bring property values down.
- There is only one residential access road which can lead to safety concerns in an emergency.
- Access to residential property is a major safety risk - one entry identified at this time which is via Chilkat CT.
- Infrastructure has not been expanded to accommodate additional traffic congestion that new homes will bring.
- Our roads/sidewalks require changes in order to accommodate heavy duty vehicles on them.
- Use of our amenities will become even more challenging with the increased potential for fence jumpers, etc.
- Our community could incur additional costs to reinforce security and other measures to keep our amenities safe and maintained
- Need for cameras on Cavender drive as we anticipate more trash on this street
- Strained city resources will be negatively impacted if these new homes are not factored into the Census count
DEMANDS for Forestar Development (a subsidiary of D.R. Horton) to preserve our property values:
- The Developer must build homes at a price point consistent with the attached community, Falls at Cascade Palms (currently $290,000-$350,000).
- The Developer must stop the development of starter or express homes adjacent to the Falls at Cascade Palms; square footage should be comparable.
- The Developer must create an alternative access road for entry into the new community, posing major safety risk if not done.
- The Developer must cease and desist from bringing oversized construction vehicles via the residential streets of the Falls at Cascade Palms and find an alternate route to manage this startup.
- The Developer must create a HOA with amenities or have new homes tie into current community HOA at the Falls at Cascade Palms.
- The Developer must sign a contractual agreement with the HOA to fix and repair any defects to community or private residential property.
- There should be strict law and penalty against builders who disregard city ordinances
