I am writing to you today to request your support for the historic renovation of the Lee Building in downtown Salina. Many of you know myself and the other owners at Overland Property Group (Pat Beatty, Brett Johnson and Rex Vanier). You may also be familiar with some of our over 50 communities, from innovative affordable housing, to ultra-luxury apartments. OPG, along with Flint Hills Holdings (Tony Krsnich), have teamed up to undertake the large challenge of redeveloping the Lee Buildings in downtown Salina. Our vision is to take this vacant and deteriorating block in Salina and, over a few phases, turn it into a vibrant mixed-use development. The first phase is comprised of 53 apartment units, from affordable to market-rate pricing, along with 4,000 sq. ft. of commercial space on the first floor. Developing new market-rate apartments in Salina is extremely challenging, if not nearly impossible, due to a variety of reasons. However, pairing these units with affordable development has been extremely successful for both OPG and Flint Hills in the past.
To move forward on this first phase, and begin the domino effect on the other phases, we need to receive funding from the Kansas Housing Resources Corporation for affordable housing tax credits. This same process has been used by OPG many times to finance projects in our portfolio and was also used by Flint Hills Holdings to kick start the Warehouse Arts District redevelopment in East Lawrence, which has been such a huge success for the city. We believe this funding will allow the same to happen with the Lee Buildings, downtown Salina, and will contribute greatly to much needed rental housing in central Salina.
While Overland Property Group and Flint Hills are two of the most successful developers in Kansas at securing tax credit allocations, the credits are very challenging to obtain. One of the most influential items the state looks for is community support. We would humbly request your help in securing this award through signing this petition to the Kansas Housing Resources Corporation in Topeka. We truly believe that this petition showing support, paired with the cities support, will be the key to securing the financing of the Lee Building and starting the long-awaited redevelopment of this key piece of downtown real estate in 2018!
