GCOF, owner lands connecting to The Reserve at Daphne Subdivision have requested a variance to come through two adjoining subdivisions to create an additional exit for their neighborhoods. They had an original master plan that involved the construction of a bridge over wetlands on Baldwin County District 28, and Unzoned Baldwin County District 7 which was approved.
Since the approval of their master plans, the developers have requested a variance to allow them to use 2 subdivisions (Bay Branch Estates and Plantation Hills) as a means to create a new exit plan, one that will overload the current neighborhood structures as we all currently have the use of only one exit per neighborhood.
Bay Branch Estates and Plantation Hills are both single exit neighborhoods that face challenges with traffic and congestion without the additional vehicle traffic that this variance would allow.
Excessive cut-thru traffic is a key factor jeopardizing the safety of our neighborhood streets. As main roads become more congested, cut-thru traffic increases. Main road congestion is a result of poorly managed growth. There are a number of measures for making neighborhood streets safer by reducing cut-thru traffic. This is permanent nuisance to our area. Families have chosen these neighborhoods because of the lack of traffic and ability for their children to play and ride bikes in peace.
We are oppose to the City of Daphne allowing these developers to make use of our neighborhoods, and insist that they create their exits for way out of their development.
