Despite the communication of multiple concerns from our community and the TCA (Tuscany Community Association) from 2012 through to today, the city has decided to approve a multi-residential development (12 buildings, 85 units) on the SE half of the vacant land at 167 Tuscany Summit Heath.
In 2014 when that land was rezoned, approval was based upon (in part) the construction of a church/preschool space and soccer field. This was never built, and never will be, as the Lutheran Church has decided not to build it anymore. The land should have never been approved for rezoning in the first place as such.
This development poses an undeniable safety risk to the young children who live on Tuscany Summit Heath, as construction debris and increased traffic will result. There is a major concern of this development driving down the re-sale value of our homes, during and after the development is completed, and there are major concerns about the population density increase on existing infrastructure.
It would be in the best interest of our community for the land to be zoned as Single Detached Dwellings (R-C1N), as that's is what the rest of the neighborhood is zoned. This will maintain our property value, keep traffic increases to a slight increase as opposed to a heavy increase, and be less of a strain on the existing infrastructure.
