Proposed rezoning of 3 lots into one and zoning change from ERM3 multi family to ECX3 or ECX4 mixed use commercial and multi family. Hamilton Avenue is a single family residential street in this area. The street is narrow and operates as a one way street in this area due to traffic and width of the street. The property is bordered on the opposite side by North Market Street and also adjacent to a single family residence. The requested rezoning is detrimental to all adjacent property owners and presents an array of issues for the neighborhood. Not the least of which is the height and size of the building proposed at 3 to 4 stories the neighborhood asthetics will forever be changed The proposal for the property is for up to 27 apartment units and 4500 sq ft of commercial space. The proposed development only provides 25 parking spaces for the development. Over flow from the proposed development will spill over to adjoining properties in the area. This type use does not blend with the overall development in the area and should be denied. Their are no sidewalks in the area and the street is used by numerous people in the neighborhood for walking, jogging and exercising their dogs.
