A Triangular Shaped Update

Apr 29, 2015 — Dear Friends,
There has been a few developments, here's an update but it's a long one!

Following our meeting at the Tin Tabernacle a few months ago, we took the decision that our group should express an interest in purchasing the land should it come up for sale.

We initially approached the owners to express our interest and were quoted a sum in response close to £40,000. We considered our response meticulously and I have spent time researching the local land value. According to the Land Registry, the land was sold for £27,500. It's obvious now that they felt that they would be able to develop the land and recoup this investment and indeed generate a fair profit from either selling the land with planning permission or building the houses themselves.

Shepway's unwillingness to grant planning permission and the extraordinary detail which they added to their refusal has instantly diminished the perceived value of the land. I say this with some knowledge of the sector as someone employed full time to find opportunities for property investment.

We concluded therefore that an offer close to the sum they paid would be appropriate, and accordingly made our offer. This week, this offer was rejected outright by the owners.

We suspect now that the land will come up for sale on the open market.
Remember, as residents of the town, our group would like to enhance the heritage of the land, create a natural garden and promote opportunities for community involvement with the project. Surely this is better than housing?

We would like to know your thoughts on this development, please email us privately hythetriangle@gmail.com or comment below if appropriate.
