Dear Cherry Hill Homeowners,
 
The Homeowners of the Cherry Hill Community feel that the current property management agency, Windermere Management by Ebright Wight, has not acted in good faith to represent the Homeowner Associations of Cherry Hill. They have failed to provide qualified, trained Community Association Managers that satisfy Windermere’s, so called “Proven Performance” of offering “guidance to assist in enforcing community governance and state requirements.” They have not only failed to honor their own values but they have shown blatant disregard to our CCRs and Washington State Laws designated to protect our Associations. Their negligence to promote financial transparency, effective communications and follow up on the requests of Homeowners has caused doubt amongst our neighbors. They have not given the appropriate guidance to our Board of Directors on legal issues, selective enforcement, budgeting services and the importance of maintaining pertinent documentation and records which could cost both communities large monetary funds and years to repair.
 
Windermere has serviced our Communities with two different Community Association Managers over the past 20 months and now has appointed a third. All CMAs have declined to provide the services Windermere pridefully advertises; Budget Management, Accurate financial reporting, Decision making guidance and Responsive, reliable service. The lapse in judgment and knowledge of Windermere’s CMA’s is beyond their own misfortune of hiring unqualified employees; It’s poor business practice by Windermere at-large.
 
We will present this petition to the Cherry Hill Community Association’s Master Board, to request the termination of Windermere Management by Ebright Wight as our property management agency and to request a new management agency that would better suit the needs and requirements of both Associations.

Here is what we need for this call to action:
 
To begin the removal process, a petition must be circulated calling for a special meeting and gain at least 10% of Homeowners signatures. Upon receipt of this petition to the Master Board a special meeting must be held within 30 days per RCW 64.38.035 of the Washington State Legislature. 
 
•Once the Master Board has received this Petition with 10% of homeowner’s signatures, the Master Board is required to provide written notice to all Homeowners of the Special Meeting, not less than fourteen days in advance of the meeting. The written notice must be, hand-delivered, mailed via first-class mail to the mailing address of the owner on file and/or emailed to the Homeowner, ONLY if the Homeowner has given written consent to a Board Officer to receive electronically transmitted notices. The notice of any meeting shall state the time and place or the call-in information (if the meeting is held via an electronic meeting system) of the meeting and the business to be placed on the agenda.
