We are asking for support to petition AGAINST the proposed El Camino Real Assisted Living Development, 3-story structure, 105,568 square-foot, 124 beds, which would greatly impact our community.  Big development is trying to change the zoning for this parcel from Agriculture to Commercial, which sits in the middle of an ecological reserve, active wildlife, and sensitive grounds of Native American artifacts.  This proposed development is NOT CONSISTENT with the Community Plan and goes against the current codes.  The future development plan for our area strictly restricts commercial use in an express effort to protect these sensitive natural habitats of the San Dieguito River Valley.  Because of this, the planners of our development wisely set aside other areas of Camel Valley more suitable for retail services, office space, and other commercial services such as this assisted living development.

On the daily, local level this would cause some major traffic issues, more accidents, along the two-way road of El Camino Real and Via De La Valle near the Del Mar HorsePark, increase noise for local residence, emergency vehicles that would not have direct access to this proposed facility, 24hrs commercial light pollution, invasive structure that encroaches on residence privacy and ultimately devaluing homes.  We have all worked very hard to invest, purchase a home in this area and a commercial building of this size would completely devastate our home values and ruin our daily quality of life.

This small parcel of land was NEVER intended to be used for commercial development as the surrounding areas are natural ecological and wildlife preserves.  The impacts would be devastating for our community and would go AGAINST THE LOCAL CODES.  The plan along our stretch of El Camino Real and Via de la Valle, has always called for very low-intensity, low-density residential use.  Even the sites less suitable for residential, than for allowable public or semi-public uses are restricted*.  These allowable uses would be where buildings take up a relatively small portion of the site, and where architecture can be in harmony with the open space.

*Allowable semi-public or public uses shall be limited to:

  • Buildings for interpretive/educational activities related to the San Dieguito River valley
  • Buildings for commercial recreation including balloon rides and equestrian

Again, these restrictions are in place to protect and preserve the sensitive surrounding natural habitat of our 100-year floodplain.

Please sign our petition to join us to fight back against big development and help us save our community!  The Carmel Valley Community Planning Board could stop this Assisted Living Development from moving forward.  Contacting the Carmel Valley Planning Board and expressing the concerns of such development would help our efforts in shutting this down.  We need all the support and awareness to stop this from going forward!  Thank you!
