Greetings All,

I hope you are well and staying safe during these turbulent times. As you are all aware, Coronavirus/ COVID- 19 continues to impact the restaurant industry and business/commercial tenants. As you can imagine, business/retail locations and other restaurants, have been affected particularly deeply with locations being forced to limit hours, limit service to take out/ delivery only, or close. Based on the revenue review you will find significant business owners are likely to cease to operate their business soon. Many of these decisions have been driven by fewer customers due to the pandemic along with local, state, and federal regulations.

While everyone hopes this will be a short-term event, the pandemic is causing a devastating immediate impact on commercial tenants and will likely have to shut their doors permanently. At the same time most Landlords continue to threaten lease defaults and are not willing to offer any payment reduction and proposing to pile it on the tenants for remaining part of 2020 and/or the next flu season. Therefore, I am requesting state senate to intervene and approve a legislation with some short-term relief in our financial obligations under the terms of our lease in hopes of enduring this economic impact.

I’m asking that your propose a legislation that will waive rent obligations for Three months or 1 month beyond emergency period( Whichever is greater)

I truly appreciate your consideration and SUPPORT to propose this bill as we are not able to make reasonable arrangements with landlords, and hope California or US Law Makers could help us get through this unprecedented situation.
