We are outraged with the substandard service and maintenance at Flats 130.
We have experienced hot water interruptions for several weeks, in the coldest month of the year and at all hours of the day. As of February 3, 2022, it has been 55 days since the first note from property management on December 10, 2021 regarding the hot water interruption. Residents were assured that a technician was immediately scheduled to come on-site to complete the repair by close of business, but to this day, this issue is still ongoing. Per DC Housing Code Standards, all bathrooms must have hot water with a minimum temperature of 110 °F. This is clearly against code.
Maintenance staff lack proper business etiquette. They enter homes on their cell phones with inappropriate personal conversations , listen to loud music while cleaning the hallways, are impolite, and do not clean up after themselves.
The leasing agents are dishonest and withhold information to entice new renters. Management does a poor job of handling grievances. They ignore issues and refuse to take accountability.
The lack of promptness of this repair violates the implied warranty of habitability. As tenants are unable to cover the costs of repairs and deduct the cost from rent, we are requesting the boiler be promptly replaced by Flats 130 no later than Tuesday, February 8th - 60 days from the initial notice, along with compensation in the form of prorated rent for every day we have had to experience interruptions in hot water. We are also requesting updated staff training on customer service and professionalism.
