This area would benefit most from the economic and social benefits of the Bakerloo extension, not Camberwell, which is a 5 minute bus ride from Elephant.
Yet somewhere that isn't 5 minutes away from a tube by bus? New Cross Gate/Queens Road Peckham and everything in between (Bricklayers, East Street, Commerical Road) are all potential stops that would actually hugely benefit from tube access, as they are all 30-45 minutes on a rush hour bus to Elephant.
While Camberwell and Peckham Rye are pricing first time buyers way out to New Cross - they are already very gentrified areas - it makes sense to allow the last desololate, badly connected sliver of zone 2 get connected to the rest of the city. It could be so close to everywhere, but it's been deserted all this time.
The last remaining undeveloped road, last un-tapped space to help create more jobs, retail, services for the people that live there. The least desirable road on the Monopoly Board, finally brought up to scratch with the rest of super-connected London.
The biggest potential direction for the Bakerloo line is down Old Kent Road. Who'd have thought?
