A preliminary plat, as well as a zoning variance request, for the proposed subdivision and development of the 12.46-acre parcel located at 5420 Middle Road has been submitted to the City of Bettendorf Planning and Zoning Commission and the Board of Adjustment. The proposed subdivision would be a replat of part of the southeast quarter of the northwest quarter of section 11, township 78 north, range 4 east of the 5th principal meridian, in the City of Bettendorf, Scott County, Iowa and will consist of 3 lots (Northwest corner of Middle Road and 53rd Street). The existing zoning is C-2: Community Commercial General District which allows for a proposed gas station with a maximum of four (4) pumps. The developer is asking for a variance to allow for an increase in the number of gas pumps and to allow a car wash on the gas station site.

The residents of Haley Heights and the surrounding area ask that the City of Bettendorf Planning and Zoning Commission and the Board of Adjustment DENY the Special Use Permits. We do not feel that a large gas station fits the character of the neighborhood and have serious concerns about how it might impact the area:

  • Safety issues, especially related to the popular recreational trails along Middle and 53rd
  • Increased traffic
  • Environmental issues
  • Health issues
  • A decline in property values
  • Light pollution
  • Noise pollution
