University Village Towers, GrandMarc At University Village, University Riverside Gardens, The Palms on University, & Highlander At North Campus must allow a new option for their student tenants to be released from their 2020-2021 contracts. They must end 2020-2021 student contracts for those who cannot afford to keep their rooms or for those who want to leave.

Residents were sent an email (January, 2020) before COVID-19 had impacted universities' decision to move Spring and Fall instruction online. The email was to secure rooms for the next academic school year. 

After the closure of schools due to COVID-19 and with the on-coming school year, UVT student residents are struggling to justify keeping their apartments. Currently, the complex only allows one option: find someone willing to sublet.

Yes, there are and will be economic consequences on UVT to allow so many residents leave at one time. But what UVT and Greystar Management (its parent company) need to understand is that they are a student-only complex and they must cater their policies to fit student lives. 2020-2021 contracts were signed back in January, back when students had jobs and families were not experiencing financial hardships. Our circumstances and lives since then have drastically changed; yet, their policies have stayed the same. 

On GrandMarc and HH Red Stone Properties (its parent company): GrandMarc is making students pay 85% of a student's first rent on September 1st, however the move-in day is scheduled for September 27th, a waste of money, and where is the logic in that? International students are forced to pay more than in-state students, an apartment/room that is not in use. In order to cancel current leases, GrandMarc only offers two options: either find an independent replacement or GrandMarc itself finds a replacement BUT only if the complex is full and someone wants it. GrandMarc should know that students right now are struggling ever since the pandemic from losing their jobs and many burdens. Student residents would not have signed the next year contract knowing a pandemic was coming. Additionally, the company told residents if they do not sign soon their respective contracts soon, they will start raising the price. The financial well-being of students should be taken into more consideration than this. GrandMarc needs to change its current policies to serve its residents more appropriately. Specifically, GrandMarc should either lower the monthly installment or allows students a one-time cancellation fee, one that does not send them into debt. 

On University Riverside Gardens: URG is yet another student apartment complex that refuses to consider reality. COVID-19 has made everyone vulnerable to economic loss and has left students hanging by a string. URG's only response to free tenants is to allow sublets. This is absurd behavior, especially when most universities will not open for fall and therefore there is no incentive for incoming students to move in. URG's policies must change.
