Dear owners and tenants of Alexandra Court,

We bring forward to you this petition for our demands to the Strata Council of Alexandra Court (EPS 2669). As we all know, Rancho Management took over from Dwell in Jun 2021. Ever since the takeover, we have received numerous complaints from the owners and tenants of the building that the strata agent is grossly incompetent for her job and evading owners' phone calls and emails. Previously, owners have brought this issue to the attention of Rancho Management and the Strata Council. However, little improvement has been made, and the owners are now frustrated because many issues are neither heard nor resolved by the strata in a timely fashion. Hence, we demand that:

  • The Council immediately remove the strata agent - Mary Chen
  • A new agent to be proposed by Rancho Management and the new agent must be reviewed and approved by the Council.
  • Improved communication between the strata council members and the owners. This includes but is not limited to direct email/online communications and more frequent (virtual) town hall meetings.
  • More transparency in the Strata financial situations, contract awarding and other decision-making processes. A due process must be established, communicated with the owners, and followed by the councils for enforcing bylaws, hiring contractors, building repairs, etc.

We'd give Council 4 weeks to respond since the signing this petition. If no responses are heard, and 20% of the owners have signed the petition, a Special General Meeting (SGM) will be called under Section 43 of the Strata Property Act. The above-mentioned items will be discussed and voted on at the SGM, and instructions will be forwarded to the Strata Council for action.
