Stand Up For Property Owners/Hosts! Fighting Airbnb Review Policies!

If you are an Airbnb Host, you know first hand that Airbnb is an awesome platform to make additional income with your personal real estate assets or co-hosting other properties (with permission)! There are many positive things about this platform but a few tweaks that need to be corrected, in my opinion.

I’m coming up on my 3rd year hosting for Airbnb and I’ve had some ups and some definite let downs recently. 

Due to COVID-19 we have had a huge influx of unauthorized parties at our listings and from what I hear, this is happening everywhere!
Hosts losing their vacation rental permits, getting fines from their city for not following COVID-19 health and safety guidelines (which is not always the Host’s fault, but Airbnb Guests that need to be properly held accountable).

The list goes on. This pressure plus neighbor complaints and of course the cities and counties cracking down on hosting is becoming untenable. While bad Guests walk away with maybe their account removed from the platform, Hosts get a bad review because we are doing the right thing by following Airbnb’s protocol?? Meanwhile, the Guest just creates a new account under a different email and continues the bad behaviors, breaking the Terms of Service all over again?


Maybe there’s property damage from a party, maybe a Guest just broke the house rules and smoked inside. Doesn’t matter they should not be-able to review you as was the case early on with Airbnb. Host requests for payment require direct communication with the Guest and the resulting resolution center claim often results in retaliatory behaviour in the form of a bad review, impacting the Hosts ability to earn an income. Airbnb knows confronting the Guests does not turn out well. This is why they have Case Managers that deal with this via email only.

If a guest breaks the law or any of your house rules or makes you feel uncomfortable - as per Airbnb’s own Terms of Service we are by de facto authorized to have them vacate, after the reservation is canceled ... but why can they still review us? Airbnb may say they have our back with the situation and tells the Guest to leave but they can still write a review and significantly impact our income out of anger of making them leave? This is egregious because it not only lowers our ratings and places slanderous comments on our page, our listing drops in the searches, showing up further and further down the results page. Sounds pretty biased to me! It is against their policy to have a biased review but they uphold their decision. Please explain this to me?

It is time to change the way Airbnb handle their review polices.  It seems that Airbnb’s main focus today are the Guests and not standing by their own Terms of Service and the Hosts that take all the risk with listing their home, carrying all the liability. Do something that benefits the Hosts Airbnb - stand by your Terms of Service and return to your old policy of not allowing Guests with outstanding claims to review the stay.
