Airbnb needs to support both hosts and guests! Their policies make it very difficult for hosts to hold guests accountable for bad behavior, and for guests to get bad hosts blocked from renting. We ask:

1. Verify hosts: (names, ownership or right to rent property, accuracy of listing, tax ID, license to rent (if applicable), insurance.)

2. Verify guests: actual legal name, picture ID, physical address, place of work, criminal background check, profile photo. If you ban a guest for bad behavior do NOT allow them to sign up under a different name or email. Provide host with this information IF AND ONLY IF there is a verified, egregious breakage of rules.

3. Guests of renter: all adult guests coming to a reservation need to have verified accounts, not just the guest booking. If 6 adults are coming, all 6 guests should be verified.

4. Fix review system: if guests break occupancy,  party, damage, check out time rules, they should not be able to leave a review. If a host leaves a bad review for guest, there should be a process of appeal. Provide a definition for the star system (what exactly does 5-star mean?)

5. Fix host and guest guarantees: if guests trash a home, provide a dependable, timely means for hosts to get paid for repairs. If a host lies about accommodations or cancels guests at last minute, provide guests with  timely eqivalent accommodations or means to pay for a hotel. Provide a method to appeal any decision.

6. Show real pricing: once anyone looks for an Airbnb rental for certain dates and number of guests, show the ACTUAL price, including cleaning and other fees, in the comparison list.

7. Train your staff: your customer support staff give inaccurate information when asked questions, or read from a script with nothing to do with the question asked. They promise to call back but do not. Provide them with an accurate knowledgebase and require them to pass a test showing they understand the system.
