This is a petition in response to a proposed zoning change around 91st and Mingo area across from the hospital.

Per County Councilor Lori Decter Wright:

"Hi neighbors. In my capacity as your City Councilor, I have been meeting with representatives of this 20 acres of property east of the neighborhood (outlined in yellow) as they go through a proposal to rezone it for sale to developers.

They are looking to rezone it from agriculture (AG) to mixed-use (MX) and propose building a campus that includes senior assisted living and medical office space closest to our neighborhood with retail/restaurant space east of the detention pond and closest to S. Mingo Rd.

This area is designated in the City’s comprehensive master plan as a medical and commercial cooridor and their rezoning application falls under that. This is reflected in the developments south of 91st along S Mingo Rd, too.

The next step is to take it before the Tulsa Metropolitan Area Planning Commission (TMAPC). That will likely be towards the end of summer. Those meetings are public and you can give public comment at them on specific agenda items. You can also provide me with any comments and I can deliver them on your behalf.

I will post again when I know when that date is. After it passes TMAPC it will come before the City Council for approval.

I saw their use proposal today (in support of the rezoning change) and think it will be a very good use of the land and fit in well with the comprehensive plan. The development will bring quality jobs to the area, offer new amenities (potential restaurants and services) and more housing for seniors (which also means no impact on public school enrollments in our area which can come with high density housing). There’s a good buffer between their parcel and our neighborhood and their design included 100 feet of green space (that could also be fenced off, if desired) to separate their facility from our neighbors on E 87th St closest to their land.

I am proud of Tulsa being a pretty city but I fear that as our green country spaces are being bulldozed we are becoming less of green country and more of "grey" or concrete country. The neighborhood of Shadow Ridge prides itself as being a safe place, particularly with the one way in and out and surrounded by a little "forest" in the middle of the city.  Per our County Councilor Lori Decter Wright, "our district has the least amount of tree canopy in Tulsa." I understand the Councilor is looking for ways to preserve underdeveloped spaces for parkland and is in conversation with Tulsa Parks director, Anna America.  This is the exact place where we need to protect our areas for parkland. As the money making medical community continues to develop on many open green spaces, we need to keep our agriculture zone and reduce the infringement of Shadow Ridge and take some care for our environment as well as preserving the habitats of the animals around us. I truly do not want our little forest in the center of the city to be destroyed.  I know in the end it is all about money but our environment is worth the cost. I hope that in vocalizing my opinion and the opinion of other residents we would be heard and the land around us will be preserved as an AG zone.  Please join with me to keep the land around Shadow Ridge zoned as AG.
