We want to preserve this home and property, but also share it.  It is a jewel for our town, and with proper support.  We also feel that as our town develops, utilizing this historic and unique property will be critical to its preservation, and add another reason to have people come and visit Hopkinton, bringing in additional revenue to the town and showcasing our lovely community.  Our goal is to use the property for our community to have a place for intimate small celebrations, community gatherings, and the like in a unique and special setting.   

There are 9 abutter properties to 47 E Main Street in total, of which 6 have homes and the other 3 do not have residences on an approximately 68 acres on E Main Street. Our home is located on Route 135, where there is already a mix of business and homes.

We have ample space to park cars on our property, and we have taken all precautions to ensure that town rules and use of the property are properly honored, we will always be on site during these gatherings. We also will be extremely respectful to our neighbors and community as we want to retain the serenity of the neighborhood.  We do not intend to be open to public but rent the property privately for celebrations for small family/friend gatherings and celebrations, all while creating a unique experience for those that visit Hopkinton.

We do not anticipate more than 30 celebrations a year maximum.  We also feel that as our town develops, utilizing this historic property will be critical to its preservation, with the added benefit of having small groups come and visit Hopkinton, bringing in additional revenue to the town and showcasing our lovely community.  We want to work with our town, to share our special home, and keep it as a historic property for Hopkinton, to keep this antique home lasting and being utilized for years to come.

We want 1790 Stone Manor to be something our community can be proud of and gather to celebrate life’s important moments. We want to be the stewards of this property as a way to give back and keep our history alive in our community, and therefore we are requesting a variance from the zoning board in order to make this dream a reality for Hopkinton. 

We have been requested to share the with our petitioners that 'use variance' (to use the barn for family gathering and celebrations) that we are requesting from the Hopkinton board of appeals has to meet  the following conditions: (e.g., soil conditions, shape, or topography [but not size] of land or structures such that literal enforcement of the bylaw would involve substantial hardship, whether relief would be substantial detrimental to the public good or derogate from the intent or purpose of the bylaw, whether hardship is self-created or relates to requested use, etc.) or potential conditions on approval.
