Apply local zoning to the campground

The Palisades Interstate Parks Commission (PIPC), the Mohonk Preserve, and the American Alpine Club are planning a campground in Gardiner on Route 299 that they claim PIPC can construct without local site plan review or zoning oversight. Community members have been seeking modest changes to the plan and operating policies, and a way to make sure those plans and policies don't change at will in the future. We are asking the Gardiner Town Board to assert the authority it has under its zoning laws to require site plan review and a special permit. Doing so will help the community successfully work with the parties planning the campground to create a durable agreement to prevent future problems at the site. Failing to do so will allow this site--and potentially others in the future--to be developed with no formal means of local input and without the regulations that would apply to any other individual or organization building a project in Gardiner.

      Our property is only 4 lots away from the proposed site, and we are concerned about noise, litter, and itinerants in the area.

      I would like to see the Town of Gardiner take zoning oversight and insist on site plan review and approval for the Route 299 campground proposal. It seems only fair as the Preserve fought so very hard for the stringent zoning of that area. A campground management plan should be required by and filed with the Town of Gardiner. It should include annual updates (due on a certain date each year) even if all the update did was to state there are no changes. My family has been neighbors of Mohonk Trust now Mohonk Preserve for generations. Some of our experiences with them have been far from pleasant. The Preserve is initially quite friendly, enthusiastic and quick to offer commitments especially while in the public eye. After they get what they want their congeniality, cooperation and adherence to those commitments wanes considerably.

      I am not against the development of a "Campground" in Gardiner as long as the current Town codes are followed and applied. However, I truly believe that the site selected/chosen is the wrong location! One would wonder what type of recreational activities would be offered at the site? What would the campers do? One could visualize future development consisting of perhaps: a gate house, a ball field, swimming pool, horse shoe pits, bigger bathrooms, Parking area,etc. I assume that our elected officials are looking out for the interest of the Gardiners' residents? With Rt. 299 being a major route, I visualize children walking on the road which is an accident to happen. Wouldn't it be better to develop a campground at Minnewaska State Park. They already have an attendant that collects passes/funds, etc. It is off the road, would bring in revenue for the state, and have space for hiking, swimming, etc.

      We The People !!! Where are the "Save The Ridge" proponents? A private landowner in the area was told what HE can do with HIS land, now these groups assume their vision is better for the area. A nation of laws apply to ALL.

      Local regulations must be respected and adhered to when development or construction affects the resident taxpayers. Gardiner residents have every right to expect developers to conform to local zoning laws.
